14. Tips for Managing Contractors

from:

Many people have experienced absolute horror when working on a project with contractors. It may be the one where a 2 month project took nearly 2 years or the one where the contractor walked off in the middle of a half-done kitchen. As the years go by, people are becoming increasingly skeptical about getting contractors to do their renovation. Here are some essential tips to make sure you get the most from your contractor without spoiling the relationship.

1. Get some references and check

Many people actually do not follow this step before they sing the contract. It is important to call up references and have a look at the work the contractor has done; this can help you get a good idea of the standard and quality of the contractor’s work and whether it will match your expectations. It is also important to have a written contract which covers all the aspects and areas of responsibility of the contractor. If you find that they are not so keen on drawing up a contract, they probably won’t be keen on working properly too.

2. Do not over-supervise

As homeowners it is natural to be interested in watching what the workers are up to and trying to learn the trade. However, standing over workers and watching every move that they make may not be the best idea. Imagine yourself in the same situation and think about how you would feel if someone was behind your back all day long. Give the workers some space to work comfortably and you can be assured that the job will be done much more quickly and with fewer mistakes.

3. Do not hesitate to voice out your concerns

Although you should not stand over the workers every minute, checking to see the progress occasionally during the day is recommended. In case you will be away while the renovation is going on, try to join in at least before the workers leave. Suppose the workers are very quick and if you aren’t happy with something, make sure you point it out before it is way too late. If you do not get to interact much with the workers, leave a note so that they find out about your concerns as soon as they arrive for work. Or it would be better for you to stay till they arrive and discuss your concerns with them. Also if you are extremely happy with their work, let them know about it. After all they are people too, and appreciation is always welcomed.

4. Communicate openly with the Coordinator

Other than leaving notes for the workers, make sure you stay in touch with the project coordinator. They are the ones who are actually in charge for the project and are fully responsible for all that is happen. Keeping in touch with them at least once a day is highly advisable. Unless there are important decisions to be made, do not call them frequently – this might result in over-supervision. Hassling them might cause them to ignore your calls and then you may not be able to reach them even if there is something urgent.
